The last quarter of 2010 finished well with 23% of the year’s sales for both waterfront and off-water homes. 50 waterfront and 58 off-water homes were purchased in the last quarter. Homes really do sell year around at Cedar Creek Lake!
Waterfront homes priced in the 300s took over the market from the 200s in 2009. 2010 saw the demand strengthen for the lake house priced in the 200s. The homes in the 400s are showing pressure with their supply increasing from 19 months last year to 23 months as we closed 2010. The $1-2 million market is the most difficult—none of them sold in 2010. The two > $1 million were in the $2 millions.
Off-Water home sales have improved nicely, exceeding even the 2008 sales rates when 219 homes sold for the year.
Both waterfront and off-water ended the year with more homes on the market than 2009 when there were 280 waterfront homes and 221 off-water homes for sale.
