Cedar Creek Lake Real Estate Price Trends

Trends for Cedar Creek Lake waterfront home prices are moving in different directions depending on the price of the homes. The following chart depicts the median price per square foot trends depending on the price of the waterfront home.

Homes sold above $700,000 are seeing declining values as the time on market stretched out for these sellers. Demand has increased as the prices dropped and we are now seeing a stronger market for these homes on Cedar Creek Lake.

Homes priced from $500-700,000 are regaining their value, while the homes in the 300s and 400s are losing a bit.

Water Restrictions in effect on August 19th for Collin County and North Dallas

Lindsey's Lawn & Landscape Has provided the following information that may be helpful to our clients with homes north of Dallas.

 The North Texas Municipal Water District has implemented Stage 2 of the NTMWD Water Conservation and Drought Contingency and Water Emergency Response Plan effective August 1. The following cities are members of this water system: Allen, Frisco, Garland, McKinney, Plano (August 19th), and Richardson. The NTMWD has asked the member cities to immediately initiate Stage 2 restrictions (2 watering days per week) no later than August 19 as follows.  
  • Limit landscape watering with sprinklers or irrigation systems to no more than two days per week.
  • Restrict landscape and lawn irrigation from 10 am to 6 pm and wait until the current drought has passed before establishing new landscaping.
Each city has its own restrictions and ordinances, local city websites will provide more detailed information, instructions and maps for your specific zone within your municipality stating the days and time you can water. Cities are in the process of implementing these new restrictions and information is updated daily. Please check your city's website for updates to ensure you are in compliance:

www.mckinneytexas.org   (watering allowed on trash day and on the 3rd day after trash collection)

www.cityofcarrollton.com   If the last digit of your home address is: 1, 3, 5, 7 or 9, water only on Wednesday and Saturdays.If the last digit of your home address is: 0, 2, 4, 6 or 8, water only on Thursdays and Sundays.

Dotty Woodson with the Texas AgriLife Extension Service advises homeowners to take the following steps to help conserve water and to prepare your landscape for watering restrictions:

Mulch all planted areas. Mulch allows water to infiltrate the soil efficiently, moderates the soil temperature and breaks down into nutrients for the plants. Maintain a 2- to 4-inch layer.

Make sure your irrigation system is working properly. Check for pipe and valve leaks or breaks; clogged, nonworking or misaligned heads; misting caused by too much pressure; water spraying onto hard surfaces; and runoff into the street.  

Prevent runoff. If irrigation water runs off before enough water gets to the landscape, use the soak-and-cycle method. Water your lawn areas in two or more short cycles instead of one longer cycle. Most irrigation controllers can be set for 'soak-and-cycle' with different start times just for the lawn zones. Or set the lawn area to run a short time, wait 20 to 30 minutes, and water a second or even a third time if the lawn is on a slope.
